1. As a buyer's agent, your Mazor Realty agent will evaluate your
specific needs and wants and locate properties that best fit those
specifications.
When presenting you with options of available property, we cover all
listings, with no bias. We are under no obligation to sellers or
developers to promote their inventory, rather Mazor Realty agents' only
obligation is to you, our buyer client, and what guides us is your best
interest.
Keep in mind that in addition to access to all listed property (resale),
Mazor Realty agents have access to a huge database of pre- and new
construction opportunities, and possess in depth knowledge of these
communities, the builders/developers, and can and will introduce you to
special deals, developer close-outs, fabulous incentives and more.
2. Mazor Agents research the properties you select and do all to
identify any problems or issues to help the consumer in making an
informed decision prior to making an appropriate offer on the property.
3. Mazor agents provide you, our buyer client, with market analysis that
will help you act decisively. Our analytical experience is at your
disposal, information that includes market activity and marketing
histories in your target neighborhood, and recent comparable sales and
analysis.
4. Mazor Agents present offers to the sellers' agent and seller on the
client's behalf.
5. Mazor Agents Negotiate on behalf of the buyer client to help obtain
the identified property. Keep in mind that as buyer's agents your Mazor
agent will be negotiating with your best interests in mind.
6. Mazor Realty will recommend mortgage brokers and other financing
options (when available) for the selected property.
7. Mazor Realty will provide a list of potential vendors e.g.
inspectors, appraisers, home owner insurance agencies, movers,
carpenters if these services are needed by the consumer.
BUYER BEWARE
In any market, the best represented buyers win. The buyer's agent
you choose will substantially determine in which home you ultimately
reside. Buyers without representation are at a competitive disadvantage.
Choose the most dedicated buyer's agent you can find.
SHOULD YOU CONTACT A LISTING AGENT?
There is a prevalent misconception among buyers who believe they may
be able to negotiate a better deal when contacting a listing agent
directly.
In fact, there are inherent CONFLICTS OF INTEREST, when dealing directly
with a listing agent.
1. A listing agent is an agent who has a contractual agreement with a seller and
is obligated to do his or her best to sell the client's property efficiently and
at the best price. When you contact a listing agent, remember that!
Florida law allows agents to represent both buyers and sellers in same deal, as
a "Transaction Broker," and of course the law requires that an agent
representing both sides, deal with both buyer and seller honestly and with
integrity. The law also prohibits a transaction agent that represents both ends
of a deal, to provide you, the buyer, with any information that may be helpful
to you but hurtful the seller. An agent that represents both seller and buyer
cannot in good conscience push and negotiate for the "lowest price." Again, keep
in mind, a listing agent is under CONTRACTUAL AGREEMENT with the seller, and it
is the seller that pays all real estate agents commissions and fees.
2. A listing agent, as expected, promotes his own listings, and may at times not
show a potential buyer available homes that may be a better deal, if listed by
other agents. Please note that when a listing agent represents the seller and
the buyer in a deal, the agent is likely to earn double the commission (as s/he
will not have to split her/his commission with a buyer's representative.) This
again presents a conflict of interest, with the potential of greater earnings of
an agent pitted against a buyer's best interest. This is indeed a conflict of
interest of which a buyer should be cognizant of and weigh his/her actions
accordingly. Incidentally, listing agents love transactions in which they
represent both sides of the deal, and affectionately call these opportunities
"double dips."
The above is not intended to imply that all listing agents compromise their
integrity, however, think about it. Had you been in a listing agent's position,
wouldn't you prefer selling to potential buyers your own listing over another's
and earn double the commission?
