Understanding
Pre-Foreclosure Opportunities:
During a
30-90 day period before banks exercise their right to foreclose on a
property due to unpaid mortgages, default letters and Les Pendens
filing take place. Both, the property owners and banks holding the
mortgage are anxious to sell the property in question, frequently at
a significantly reduced price. Some owners
absorb a loss to avoid a "foreclosure"
off their credit report. Lending institutions agree to
short-selling (selling for less than mortgage
amount). Purchasing during the pre-foreclosure period presents an opportunity
for buyers who are in a position to act quickly, get financing
arranged, and close within a short period of time.

Closeouts:
When developers need to unload inventory, their prices are often
reduce by 25-50%, and often with great terms. (Developer
closeouts often beat foreclosure pricing.)
